Caroline on the Scene: Dog Washroom Build at The Crosby

Caroline is on the Scene in Dallas taking a look at a recently completed dog wash room build at The Crosby! This project transformed an existing interior area into a dedicated pet amenity designed for durability, function, and long-termperformance. From demolition and plumbing to tile installation and storefront doors, every phase of the build was coordinated to deliver a clean, purpose-built space for residents.

Starting With Demo and Prep Work 

Caroline begins the walkthrough by highlighting the initial demolition phase. Approximately 104 square feet of drywall was removed to access existing water supply and drainage lines. Once plumbing locations were confirmed, the walls were rebuilt using greenboard to properly support the moisture demands of the new amenity. 

This early prep work created a strong foundation for the finishes that followed and ensured the new installations aligned with the overall scope of the project. 

Installing New Plumbing and Water Lines 

A major part of this build centered on infrastructure. The team installed a new 2-inch drainpipe system to properly dispose of water from the stations, along with new hot and cold-water supply lines routed from existing plumbing. A mini tank water heater was added to provide a dedicated hot water source for the wash stations. 

Caroline points out that behind the finished tile and fixtures, this plumbing work is what allows the space to function reliably day after day. 

Building Out the Space 

To separate the dog wash area from the adjacent freight space, the team constructed a new wall measuring 18 feet long by 10 feet high using steel studs placed 16 inches on center. The dog wash side was finished with greenboard, while the exterior side was taped, bedded, textured, and painted to align with existing conditions. 

This separation created a defined amenity space while keeping the surrounding areas consistent with the property’s interior. 

Tile Installation and Station Details 

Tile plays a key role in both performance and appearance. Approximately 560 square feet of 12 by 24 porcelain tile was installed outside the dog wash stations, while about 320 square feet of 2 1/2 by 10 porcelain tile was installed inside the wash area to protect high moisture surfaces. 

Two fully tiled wash stations were constructed, separated by a dividing wall. Each station includes grooming tables, professional grade dryers, and GFCI outlets to support safe operation. Caroline highlights how these details come together to create a space that feels complete and built with intention. 

Finishing Touches 

To complete the buildout, existing doors were removed and replaced with new double storefront doors featuring dark bronze framing and tempered glass. With final cleanup and debris removal complete, the space now stands as a finished resident amenity designed for regular use. 

Caroline wraps up the walkthrough by showcasing how demolition, plumbing, framing, tile work, and electrical installations all came together in one coordinated scope. ‎
