Caroline is back on the scene for a look at a completed multifamily roof replacement! This project included a full roof tear-off, new roofing materials, and finishing components across more than 100,000 square feet of roof area. From the initial decking inspection to the finished shingles, the work gives the community a refreshed roofing system built for weather protection.
Starting With a Full Roof Tear-Off
The project began with removing the existing shingles, flashing, and related roofing components down to the roof decking. With the old roofing system removed, the team could inspect the exposed decking for damaged or deteriorated sections before installing new materials. This step helps identify underlying conditions that may be hidden beneath an aging roof.
Installing New Layers of Protection
Next came new synthetic underlayment and galvanized valley flashing, followed by more than 100,000 square feet of Class 3 impact-resistant architectural shingles. Each component has a role in the roofing assembly, from creating an underlayment layer over the decking to directing water through roof valleys and providing a finished shingle surface.
Replacing Roof Vents and Accessories
The scope also included replacement roof vents, pipe jacks, and hip and ridge caps. These components address important details at ventilation points, roof penetrations, and intersections where roof slopes meet. Completing the accessory work alongside the shingles helps create a consistent finished system across the buildings.
A Look at the Finished Roofs From Above
The drone footage captures the scale of the completed replacement and gives a clear view of the refreshed roofs across the community. The aerial perspective highlights the new shingle surfaces and the work involved in bringing the roofing system together.
