Caroline is on the scene with another update from one of our latest exterior renovation projects! This community received a full exterior repaint and repair scope designed to restore and protect every surface while giving the property a bright, renewed look.
A Fresh Coat Across the Community
The project included repainting all residential buildings, the leasing office, pool pergolas, mail center, and entry archway. Before any paint was applied, our crews carefully prepped and pressure washed each surface to remove dirt and buildup, followed by sealing and caulking where needed to ensure a smooth finish.
Using Sherwin Williams’ Exterior Super Paint in a satin finish, the team applied two coats across all elevations for long-lasting color and durability. Doors were painted in open positions to ensure clean, even coverage, and all work was completed to professional standards while protecting nearby areas such as solar screens and trim.
Restoring and Repairing Key Areas
Alongside painting, our team addressed several exterior repairs to maintain the property’s structure and appearance. This included replacing damaged trim and wood showing signs of rot, repairing stucco cracks, restoring dented garage door panels, and fixing missing or damaged gutters and downspouts.
Each piece of trim was box-primed before installation to add protection, and all repairs were completed before painting began to ensure the best finish possible.
Finishing Touches for Long-Term Protection
The work didn’t stop with paint and repairs. Our crews also cleaned the gutters throughout the community and trimmed trees and shrubs to create clearances from buildings, lighting, and signage. These steps not only improved curb appeal but also helped reduce long-term maintenance issues.
As with every Matrix project, daily cleanup and close coordination with property management ensured the work stayed organized, efficient, and minimally disruptive to residents.
